Fixed disadvantages: over 10 minutes from the station, 4th floor with no elevator, aging building. Competing head-on would mean low ratings for “tiring stairs” and “old.”

1. Turning “old” into “character”

We used the darkness of an aging building to our advantage: fluorescent lights out, warm indirect lighting in. The room was redesigned into a wabi-sabi space a new build can't offer.

2. Solving hardware limits with operations

For thin walls that couldn't be fixed structurally, we added earplugs as an amenity. Addressing the negatives in advance prevented complaints.

3. Narrow targeting and fair pricing

We targeted guests for whom “far from the station is fine if it's near the airport,” and set pricing that makes the stairs feel acceptable. Managing expectations earned high ratings.

Frequently asked questions

Which areas do you cover?

All of Japan. If an on-site survey or installation is required, travel expenses are billed separately.

How long until we receive a proposal?

Usually 1–2 weeks after the hearing is complete for the first proposal (concept and layout). If you are in a hurry, express handling is available as an option.

Can you work on a property that is already operating?

Of course. Reworking properties with sluggish occupancy is one of our strengths. We can also propose changes that dramatically alter the impression using your existing furniture, small items, and rearrangement.

Do you take measurements?

In principle, we ask you to provide drawings (floor plans, etc.). If there are no drawings, if the site differs from the drawings, or if dimensions needed for furniture placement are missing, on-site measurement is available as a paid option.
