How long does it take until the contract is signed?
The entire process is online. If there are no issues with your operating plan form, everything can be completed in as little as one day.
Can I choose my own subcontractors?
Yes — you can re-delegate tasks to yourself as the host, or to other individuals and companies. Note that requirements differ by task: for emergency response, the subcontractor must be within realistic travel distance of the property; for cleaning, matters such as commercial waste disposal must be confirmed. Please check your local government's ordinances or contact us for details.
Is the re-delegation model legally sound?
Re-delegating all of the lodging management services entrusted by the host is prohibited by Article 35 of the Private Lodging Business Act (a lodging management operator may not re-delegate the entirety of the entrusted services to another party). However, re-delegating part of the services is permitted.
Is there a refund if my lodging application is not approved?
In principle, no. We manage many properties across Japan and have never had an application rejected because of the lodging management operator's operating design. If you are concerned, you can confirm with your local authority using the advance explanation document. Applications fail for many reasons (e.g. missing emergency lighting or fire equipment, incomplete documents); only when the cause lies in the lodging management operator's operating design will we work directly with the local authority to identify and fix the issue for approval.
